Owner's technical representation · Monterrey, Mexico

Clarity before construction.

Independent technical representation for developers and investors. We review your numbers, your risks and your contracts before you sign — on the owner's side, never the contractor's.

Building is expensive. Deciding poorly costs more.

Building is expensive. Deciding poorly costs more. The owner deserves to decide with everything in plain view.

The problem

When the foundation fails,
everything above it moves.

And the project owner is almost always the one who pays for it.

Diagnostic · project status Unstable · 05/05
  1. 01

    Scattered information.

Documents in five hands. Technical truth in none.

  2. 02

    Costs without context.

Budgets that do not speak to the real market.

  3. 03

    Invisible risks.

They surface on site. Late and expensive.

  4. 04

    Blind decisions.

Engineering left untranslated. Investment without context.

  5. 05

    Control on pause.

Projects moving forward without knowing where they are going.

Who we are

We do not build.
We protect decisions.

We are an independent technical representation firm. We work exclusively on the owner's side.

We work on the owner's side. We organize complex information. We reduce uncertainty. We translate every figure into the language of return.

We are not a construction company. We are not the contractor's team. We do not sell quantity takeoffs by the hour.

The owner is entitled to the same information the contractor has — and to someone who works only for him.

Why Valor Proyectos

The expert does the work.

Not a junior learning on your project.

In most firms, a senior partner closes the contract and a recent graduate executes the work. At Valor Proyectos that distance does not exist. The founding partners — each with more than 15 years on the contractor's side — are the ones who analyze, detect and negotiate directly on your project. In the moments where the money is decided, the expert is present. Not his apprentice.

Complete technical independence

We do not build, we do not sell materials, we do not take a commission from any contractor. Our only client is the owner. When interests diverge — and they always diverge — someone's only job is to protect yours. No conflict of interest. No divided loyalties.

Preventive analysis

The most valuable moment in a project is before work begins. At that point a detected risk is resolved with an email, not with a demolition. We find the problem while it is still cheap to fix: the design risk that will turn into a change order, the underestimated line item, the assumption the real market will not support.

Documentary rigor

Every analysis, every recommendation, every negotiation produces documents that withstand scrutiny. When the moment comes to defend a position before a contractor or before a fund, there are no opinions — there is traceable evidence.

Many projects begin with a strategic review and, as construction advances, the owner brings us in on costs, coordination or owner's technical supervision. The services work as a system: each one protects a different stage of the project.

Building in Mexico's northeast from abroad?

Nearshoring brought dozens of foreign companies to build industrial facilities in the northeast corridor. Most of them do not know the local construction market: how a Mexican contractor prices work, which line items it tends to underestimate, how a construction contract is negotiated here. Valor Proyectos is the foreign owner's technical representative — the one who knows the local ground and works exclusively for you, not for the construction company.

  • Local technical representation on the side of the foreign parent company
  • Validation of quotations against the real Mexican market
  • A single qualified technical counterpart — in English or Spanish

Project Management
The problem
An industrial project about to pour its slabs, with abnormal ponding that no one had flagged as a risk.
The intervention
We identified the risk of pouring slabs over compromised ground — which could cause flooding or premature fracture of the circulation pavements, halting truck traffic.
The outcome
The risk was corrected before anything was built over it, protecting the park's logistics operation.
Without the intervention
Pavement fracture months later, with trucks halted and repair costs multiplied.
Location
Industrial park
Service
Contractor Technical Coordination
The problem
The owner was considering contractors without certainty that they were the most competitive or the most reliable.
The intervention
We replaced those contractors with proven suppliers, based on knowing exactly whom to contract and at what real market price.
The outcome
Significant savings against the original contractors.
Without the intervention
That amount would have been overpaid, without the owner ever knowing.
Location
Horizontal residential development
Service
Cost Engineering
The problem
A large-scale development needed reliable costs to support a bridge loan application, with project information still evolving.
The intervention
We calculated the costs with the information available, bounding the uncertainty and stating every assumption explicitly.
The outcome
Cost certainty sufficient to support the bridge loan funding decision.
Without the intervention
A loan structured on fragile figures, with risk of deviation midway through construction.
Location
Large-scale industrial building
Service
Owner's Technical Supervision
The problem
A large-scale project where the owner had no way to verify, independently, that what was being built corresponded to what was designed and contracted.
The intervention
Technical presence on site, on the owner's side, verifying that execution met what was specified in quality, time and cost.
The outcome
Certainty for the owner that what was built matched what was contracted, without relying on the contractor's word.
Without the intervention
Deviations from the contract that the owner would not have detected in time.
Location
Housing development
Service
Strategic Review
The problem
A halted project was accumulating cost overruns that the owner had not quantified.
The intervention
We determined the real cost: what it cost to stop the work, restart it and continue it under inflation.
The outcome
The owner obtained the exact figure for what each scenario cost, and could decide with numbers.
Without the intervention
Decisions about the project made blind, without measuring the cost of each option.

Questions

What people usually ask.

Are you a construction company?

No. We do not execute construction work. We work on the owner's side, protecting decisions.

Do you prepare budgets?

Yes. Parametric budgets for financial evaluation and executive budgets for construction — that is our cost engineering service: unit price analysis and a schedule with critical path.

Do you work outside Monterrey?

Yes. We operate across different regions of Mexico.

How long does an analysis take?

It depends on the scope. A preliminary budget: two to four weeks from the moment we have complete information.

What information do you need to start?

Whatever you have. Masterplan. Renders. Concept drawings. We work with the current level of information and state its limits explicitly.

How does it start?

A call. No commitment. To understand the context of the project.

Does the founding partner work directly on my project, or am I assigned to someone else?

Directly. We do not send a manager who coordinates juniors. The partner you meet in the first meeting is the one who analyzes your project, identifies the risks and sits at the negotiating table. You pay for the expert's experience, and that experience is exactly what you receive.

Why trust you to look after the owner, if you come from the construction companies?

Precisely for that reason. Each partner spent more than 15 years inside construction companies: we know where a price gets inflated, where a cost overrun hides and what arguments a contractor uses to justify a change order — because we worked inside that system. Today that knowledge works exclusively for the owner. No one anticipates the contractor's move better than someone who stood on that side.

Building starts
long before the first stone.

Let's talk. The first call commits you to nothing.

Only to seeing things more clearly.
