Strategic Review

Risks detected before execution.

The moment

Before committing capital. The project exists on paper but not yet on the ground.

The problem

The developer or investor has a project opportunity in front of them — land, concept design, preliminary numbers. But they cannot know with certainty whether the costs are real, whether the design carries hidden risks, or whether the schedule is achievable. They decide based on estimates from the architect or the contractor — who have different incentives from theirs.

Who is it for?

For the business owner or investor who already has the capital and has made the decision, but has no in-house technical team and no direct experience in construction. Their greatest risk is not financial: it is not knowing what they do not know. They know the process is complex and that some people take advantage of inexperience — but they have no way to tell a real number from an inflated one, or a sound design from one with hidden risks. The Strategic Review gives them that technical judgment before committing a single peso.

What we do

Independent analysis of technical and economic viability before committing investment. It includes: a parametric cost estimate with real market references, identification of design and schedule risks, validation of the assumptions in the client's financial model, and a clear recommendation to proceed, adjust or stop. It applies to all three project types: industrial, vertical and horizontal.

The outcome

Certainty to decide. The owner reaches the investment decision with information built by someone who works for them — not by someone who wants to sell them the construction.

Without this service, the client makes the most important decision of the project with information prepared by whoever benefits from the project moving forward. That is not information — it is a sales argument dressed as technical analysis.

The cost of skipping it

A single cost overrun discovered midway through construction costs more than this entire review. The difference is when you see it.

Deliverables

  • Parametric estimate with market references
  • Technical risk matrix
  • Executive decision recommendation (proceed / adjust / stop)

Applies to

Industrial Vertical Horizontal

Geographic availability

Nationwide. Carried out remotely with site visits when the project requires them.

Relevant case

Geotechnical risk detected before structural work began on an industrial project — preventive remediation that protected the longevity of the build. (Career experience of the founding partners, at previous construction companies.)

The question everyone asks

"Why hire someone external if the contractor or the architect can give me the numbers?" Because the contractor works for the contractor and the architect wants their design built. Their incentives are legitimate, but they are not yours. When there is a conflict between what suits whoever hands you the numbers and what suits you — and there always is — no one protects your investment except someone who works exclusively for you.
